Werwaiss & Co., Inc., a licensed New York State Real Estate Broker, and/or its associated companies owns, develops and manages its long-term oriented portfolio of commercial, industrial and retail properties of approximately 2 million square feet of space located in New York, Pennsylvania, Maryland and Florida.   

Werwaiss & Co., Inc. is a fourth-generation family-owned business based in New York City.

The Western Queens portion of Werwaiss & Co., Inc.'s portfolio includes more than 75 commercial, industrial and retail properties, including the Glendale Business Park. 

Recent Projects include:

  • The redevelopment of the Lion Match Building, located in the Long Island City Central Business District; the second and third floors of this four-story building, which was built in 1910, have been fully renovated and divided into multi-tenant office spaces.  The renovation included the addition of brand new bathrooms and common corridors as well as new, tenant-controlled HVAC systems.  In addition, the lobby was recently refreshed to include an updated mural and building attendant desk.

  • The repositioning of a former factory located in Astoria, adjacent to the Kaufman Astoria Studios, to retail; space in this building has been leased to Applebee’s and Panera Bread restaurants.

John Werwaiss, Partner

John has run Werwaiss & Co., Inc. since 1974.  He earned a B.A. from Georgetown Unversity and attended Bernard Baruch Graduate School of Business, City College of New York.  John is currently on the boards of the Long Island City Business Development Corporation, Fidelis Care New York and Doyle New York.  He is the past Chairman of the Board of Regis High School in New York City, past member of the Board of Regents of Georgetown University and the former Chairman and CEO of Realty Growth Investors (REIT). 


Gretchen Werwaiss, Partner

After practicing law for 14 years, Gretchen joined Werwaiss & Co., Inc. in January 2009.  At Werwaiss & Co. Inc., Gretchen focuses on legal issues, leasing, marketing and tenant-relations; she works with tenants to realize city and NY state-offered tax benefits.  Gretchen earned a B.A. from Georgetown University and a J.D. from Georgetown University Law Center.  She is the former President and current member of the Board of Trustees of the Queens Museum of Art, a member of the Board of the Long Island City Business Improvement District (LIC BID) and a member of the Alumnae Board of the Spence School.  


John A. W. Werwaiss, Partner

John joined Werwaiss & Co., Inc. in October 2017 and focuses on new development opportunities.  Previously, John was a Partner at Lindsay Goldberg, a private investment firm seeking to facilitate long-term growth and value creation in partnership with family-owned and closely-held businesses.  During his 16 years at Lindsay Goldberg, John led, co-led or was otherwise actively involved in nearly 50 acquistions representing total transaction value of approximately $6 billion across a wide variety of industries.  He has also held positions at Bessemer Holdings and as an investment banker at Merrill Lynch & Co., where he worked in the mergers and acquisitions group.  John earned his M.B.A. from Stanford University and his B.A. in History and Political Economy from Willams College.  He currently serves on the finance committee of St. Luke's School.  


Carolyn Harris, Vice President - Finance

Carolyn has been at Werwaiss & Co., Inc. since 1975.  Carolyn oversees the accounting and financial management of Werwaiss & Co., Inc. and manages all aspects of operation for the office.  Carolyn earned an A.S. in Accounting from Hudson County Community College and a Certificate in Business Management from Rutgers University.  Carolyn serves on the Board of the East Rockaway Education Foundation. 


Allison Plunkett, Office Assistant

Allison has been at Werwaiss & Co., Inc. since 2012.  Allison assists with the overall operation of the Werwaiss & Co., Inc. office.  Allison earned an Associates Degree in Business Management from Borough of Manhattan Community College.
